Boundary Adjustment and Subdivision

In rural areas such as the Shenandoah Valley, it is common for landowners to adjust boundaries between themselves and their neighbors, to subdivide their property (for example, with the goal of dividing it among family members), or to otherwise change the layout of their land.  In order to do so, a boundary adjustment is needed. In past years, many property owners simply recorded a plat at the courthouse in order to make the desired changes. However, the law has always required a deed to accompany the plat and describe what is being done.  Most clerk’s offices will not accept only a plat for recording. A deed is especially important if easements or covenants are being created or changed.
